Vienna, 21 October 2026 – JP Real Estate has sold the Bikini Island & Mountain Hotel Port de Sóller to Amundi, one of Europe’s leading institutional asset managers. The transaction confirms the sustained and growing appetite of international institutional capital for prime leisure hotels in the Mediterranean’s leading holiday destinations. With this sale, JP Real Estate has achieved one of the highest prices per room ever recorded for a four-star lifestyle hotel in Mallorca.
The four-star adults-only hotel is located in Port de Sóller on the island’s north-west coast, at the foot of the Serra de Tramuntana, a UNESCO World Heritage Site. It comprises 114 rooms and suites overlooking either the bay or the surrounding mountains and offers 5,600 sqm of built-up area. The property features three food and beverage outlets – including a restaurant operated under the renowned NENI brand – as well as an outdoor pool and a wellness area with a spa, sauna, steam room and yoga studio.
Following an extensive refurbishment in 2018, JP Real Estate successfully repositioned the property as a four-star lifestyle hospitality concept under the “Bikini Island & Mountain Hotels” brand, created by the founders of 25hours Hotels. Since then, Bikini has established itself as a high-performing and internationally recognised hotel operator, distinguished by consistent brand management, high guest satisfaction and strong operational performance – all of which have been key value drivers behind the success of the transaction.
Until this sale, all Bikini Island & Mountain Hotels were owned by JP Real Estate and co-investors. JP Real Estate remains present in Mallorca as majority owner of the Bikini Island & Mountain Hotel Es Trenc in Colonia Sant Jordi.
Milestone Transaction with Institutional Capital
The purchase price agreed with Amundi is a strong testament to the value JP Real Estate has created through repositioning, brand development and consistent asset management. On a price-per-room basis, the transaction ranks among the highest ever recorded for a four-star lifestyle hotel in Mallorca.
The transaction is also notable for its cross-border nature, bringing together a Spanish hospitality asset, an Austrian seller and a leading European institutional investor. At the same time, it represents an important milestone for Mallorca’s hotel investment market, demonstrating the increasing willingness of institutional capital to invest in prime leisure destinations that have traditionally been dominated by private investors and owner-operators.
The sale further highlights the attractiveness of supply-constrained leisure markets, where strong tourism fundamentals and limited development opportunities support long-term value appreciation. Mallorca stands out in this respect: the moratorium on additional hotel bed capacity in place since 2022 creates significant barriers to entry and further reinforces the scarcity of prime hospitality assets. Port de Sóller is regarded as one of the island’s most sought-after hotel locations, combining an exceptional natural setting with an established and resilient hospitality market.
JP Hospitality builds on a Strong Track Record
The successful completion of the transaction reflects JP Real Estate’s long-standing track record in developing and enhancing the value of outstanding hospitality concepts, as well as Amundi’s confidence in the long-term fundamentals of leading leisure destinations. JP Hospitality supports JP Real Estate in asset management and provided the owners with comprehensive advisory services throughout the sales process.
“Together with JP Hospitality and its Investors Club, JP Real Estate identified the potential of leisure hospitality and lifestyle operators at an early stage, back in 2018 – a strategy that has delivered sustainable success not only in Mallorca, but also in the Italian and Austrian Alps and at coastal destinations in Italy,” says Gebhard Schachermayer, Managing Partner of JP Hospitality.
“We acquire hotels, develop them further and position them for a successful sale. In Port de Sóller, together with Bikini, we established a hotel concept that resonates with guests and international investors alike. The sale to Amundi validates this strategy. With the hotel Bikini Es Trenc, we will continue to maintain a presence in Mallorca,” adds Daniel Jelitzka, owner and Managing Partner of JP Real Estate.
Hubert Joachim, Head of Investment & Asset Management at Amundi Immobilier, says: “The acquisition of the Bikini Hotel Port de Sóller represents an attractive opportunity for us to secure a high-quality asset in a highly competitive market, backed by a long-term tenant.”
